Firstly my apologies as I expect this topic has been covered many times before!

Having looked hard for a Moody 31 MkII, my girlfriend and I have decided that a Hanse of a Similar size or maybe a little smaller might be a better bet for us.  We hope to sail from a swinging mooring on the East Coast and venture further afield in time, we have both crewed extensively over the last 20 years and have skippered on a number of day/night passages more recently.  Budget constraints dictate we can't go for the ultimate 40' to see us over the next 20 years or so, realistically topping up with finance our top maximum budget would be £40k but we are hoping to spend less, but we don't want to regret buying something too small.  There seems to be a shortage of 301s, 311s, 312s and logic seems to suggest getting something that is no older than say 2002?  As I am sure many of you have faced a similar scenario, can anyone advise as to sensible choices, realistic values, knowledgeable (Hanse) and helpful brokers/finance companies/surveyors, buying in Europe as opposed to the UK assuming there is more choice in say Germany or the Netherlands? Who and What to avoid?

Thank you Samuel and Martin&Rene for your input, I am doing those things and have set a rough budget, now I have to look at a marine mortgage to finance about 50%, the 312 is looking the best bet at the moment.  Has anyone had recent experience of Mortgage brokers and could offer advice ?
